Where to look for more affordable homes across Cornwall and Devon
Buying a home in Cornwall or Devon can feel expensive, especially if you are looking close to the coast, near family or within easy reach of places such as Truro and Falmouth. If you are starting to explore your options, my mortgage services can help you understand what you may be able to borrow, how much deposit you may need and which areas could fit your budget.
House prices change regularly, and every property has its own story. An average price is only a guide, but it can give you a useful starting point before you book viewings or speak to estate agents.
For this article, I have looked at recent sold-price data and picked seven places across Cornwall and Devon where average prices sit below many of the more expensive coastal, city and rural hotspots.
1. Launceston
Average house price: around £229,541
Launceston can be a good place to consider if you want a Cornish base without some of the higher prices found nearer the south coast.
A 5% deposit on the average price would be around £11,477. A 10% deposit would be roughly £22,954, while 15% would be about £34,431.
The local market includes terraced homes, semis, older town properties and detached homes on the outskirts. Some lower-priced houses may need updating, so it helps to understand the difference between cosmetic work and repairs that could worry a lender.
If you are buying in Launceston, I can help you look at whether the property type, deposit and income all line up before you apply.
2. Bodmin
Average house price: around £241,093
Bodmin often gives buyers a practical base in central Cornwall, with access to different parts of the county. It can appeal to first-time buyers, movers and families looking for more space than their budget may allow in higher-priced areas.
A 5% deposit would be around £12,055. A 10% deposit would be about £24,109, and 15% would be roughly £36,164.
You will find terraces, semis, detached homes and some newer developments. Older properties can offer good value, but lenders may look more closely at condition, damp, roof age or any major work needed.
Getting advice early can help you understand which lenders may feel comfortable with the type of home you want to buy.
3. Redruth
Average house price: around £244,913
Redruth can be worth considering if you want to stay within reach of Truro, Falmouth and wider west Cornwall without paying the highest local prices.
A 5% deposit would be around £12,246. A 10% deposit would be about £24,491, and 15% would be roughly £36,737.
The town has a mix of traditional terraces, cottages, semis and family homes. Some properties have already been modernised, while others may need work.
That does not always cause a mortgage problem, but the scale of the work matters. A lender will want to know that the property is suitable security and that you can afford the mortgage alongside any planned improvements.
4. St Austell
Average house price: around £245,065
St Austell offers town facilities, access to nearby coastal areas and links across Cornwall. For some buyers, it can provide more choice than smaller villages or popular holiday locations.
A 5% deposit would be around £12,253. A 10% deposit would be about £24,507, and 15% would be roughly £36,760.
Homes range from terraced houses and semis to detached family properties. You may also see homes that need some modernisation, which can affect both your budget and the lender’s view.
For wider context, the ONS local housing data for Cornwall gives a helpful official snapshot of average house prices and first-time buyer prices in the area.
5. Camborne
Average house price: around £246,712
Camborne is another area that may offer more realistic entry points compared with some of Cornwall’s busier coastal towns.
A 5% deposit would be around £12,336. A 10% deposit would be about £24,671, and 15% would be close to £37,007.
The area has terraced homes, semis and detached properties, with some offering more space for the money than you might find elsewhere.
As with any location, the purchase price is only one part of the picture. Lenders will also look at your income, spending, credit commitments and deposit source before deciding what they can offer.
6. Plymouth
Average house price: around £248,675
Plymouth may suit buyers who want a larger city, wider property choice and strong links across Devon and Cornwall.
A 5% deposit on the average price would be around £12,434. A 10% deposit would be about £24,868, and 15% would be roughly £37,301.
The city offers flats, terraces, semis and family homes across a wide range of neighbourhoods. Flats can be a good option for some buyers, but lenders will check the lease length, service charge and ground rent carefully.
If you are looking at a flat or leasehold property, it is worth checking those details early rather than waiting until the legal work begins.
7. Bideford
Average house price: around £251,075
Bideford can appeal to buyers looking in north Devon, especially if they want a town setting with access to coast and countryside.
A 5% deposit would be around £12,554. A 10% deposit would be about £25,108, while 15% would be roughly £37,661.
The local market includes terraces, cottages, semis and detached homes. Some properties may be older or set on steeper streets, so surveys and lender valuations can play an important part.
This does not mean the process has to be complicated. It simply means you should understand the property, the deposit and the lender’s criteria before moving too far ahead.
Looking beyond average prices
Average prices are helpful, but they never tell the whole story. Two homes in the same town can be very different in condition, size, energy efficiency, location and long-term cost.
A cheaper property may need repairs. A slightly more expensive one may be easier to mortgage and cheaper to maintain. That is why it is important to look at the full picture, not just the asking price.
Lenders will consider you as well as the property. They will review your income, deposit, credit history, bank statements, regular outgoings and overall affordability.
They will also look at the home itself. Older houses, leasehold flats, short leases, unusual construction, poor condition or planned building work can all affect lender choice.
How a mortgage adviser can help
A mortgage adviser can help you understand what may be realistic before you spend time viewing homes outside your budget.
I can help you look at your borrowing range, deposit options and lender criteria. This can be especially useful if you are self-employed, buying your first home, moving after a change in circumstances or looking at a property that needs careful checking.
Buying a home is a big decision, but good preparation can make it feel much more manageable.
